Wichita Estates: Brand New Neighborhood in Highland Village, Texas

Wooded luxury. Those are the words that come to mind when describing this brand new construction neighborhood in Highland Village, Texas.

Tucked away just north of Flower Mound and south of Lake Lewisville, Highland Village is a wonderful lakeside community that many assume it just part of Flower Mound or Lewisville. Continually ranked as one of the top safest cities in Texas, Highland Village is its own municipality with all of the amentities you could want from a large suburb, but with a small town feel. Highland Village is landlocked and nearly completely built out, so opportunities for new builds in this amazing community are limited to a lot here or there. What was once privately held estate land, has now been purchased to create this new construction DFW community.

Wichita Estates of Highland Village is discretely tucked away in the heart of “old Highland Village,” with rolling hills, wooded, mature tree lots, and grassy knolls. Not to mention – easy access to Lake Lewisville, I-35E, and amazing shopping and restaurants. This is the perfect Dallas-Fort Worth neighborhood for someone wanting the feel of the country without leaving the city!

The neighborhood will boast 39 generous estate lots, which will range in size from 10,000 square feet to up to a half acre. Homes must be at least 2,600 square feet and will range in price from $500,000 – $700,000. Complete with access to the acclaimed Highland Village trail system, easy access to the Wichita Forest and the brand new Doubletree Ranch Park, and top notch schools, this community will have it all!

Hottest Home Amenities for Buyers

Most who know anything about home real estate know that buyers want kitchens outfitted with stainless steel and granite, open concept homes, and a workable floor plan. But what else tops today’s home buyers’ lists?

The National Association of Home Builders and PulteGroup set out to answer that question when they conducted a survey of buyers nationwide. Here’s what they found!

  • Laundry Rooms with Flair: Laundry rooms have come a long way since their humble beginnings. No longer is it just a swept away place for a washer and dryer; laundry rooms are now a centralized hub. A hub for doing laundry, but also folding and ironing – maybe even crafting and bill paying. Not only do North Texas buyers want the space to be functional, but they want it to be as pretty as the rest of the home. This means decorator touches, upgraded appliances and cabinets, built-ins, etc. Many also have adjacent mudrooms for all the stuff that comes in and out of the home daily.

  • Walk-in closets: Storage. Storage. Storage. Dallas buyers want storage, and no surprise, they want a lot of it – particularly in the master bedroom. 31% of buyers surveyed said they’d gladly sacrifice something else within the home if they could get his and hers closets in the master. More storage = happy families.

  • Higher Ceiling Height: In line with buyers wanted open concept homes, buyers want to add more of that airy feel to their home by requesting 9-10 ft. tall ceilings on the first floor of the home. It’s a custom home look, common in many Dallas-Fort Worth new construction homes today. Another interesting find on ceiling height? Cathedral-style, soaring ceilings in the family room are out. Buyers want a cozy family room feel and don’t like paying to heat and cool such an open space.

  • Energy Efficiency is a Must: Not only do today’s new home buyers want beautiful houses, but they want a home that is efficient and good for the environment. Many builders today have really embraced this and are putting a plethora of green choices within their new construction home packages.
